A confirmed reservation at Breakers Montauk indicates your acceptance of the policies outlined below.
Property Info & Policies:
Reservations & Cancellations: Total cost of the room rate is due upon booking. Refunds or changes minus a cancellation fee of $125 (per room) can be made if the change or cancellation notice is received more than 14 days prior to arrival. All payments are non-refundable for any cancellations less than 14 days in advance of the arrival date.
*It is your responsibility to read and understand our cancellation policy before making a reservation. Naturally, no one books with the intention of canceling or postponing their stay, but unexpected things do happen, so please consider purchasing travel cancellation insurance. We strongly recommend trip cancellation insurance whenever you travel. You can purchase insurance directly through your travel agent or various options you can find online. Most insurance agencies require obtaining travel insurance within 14 days after making your reservation. To obtain coverage for almost any travel interruption, please consider Cancel for Any Reason trip insurance.
Check-in time is guaranteed by 4:00 PM daily. You will now check in with Mobile Check In!
With Mobile Check-In:
✔ You will receive a text message with your Room Number. This text message will be sent on the day of arrival, once your room is ready for check-in, to the mobile telephone number we have on file.
✔ You will receive an electronic lock door code via that same text message reference above, and you may proceed directly to Your Room upon arrival at Breakers Montauk.
✔ We will contact you to arrange to pay your outstanding balance, if applicable, before your arrival.

Pool: *Opening Memorial Day Weekend*
Pool hours vary in season, generally from 9am to 6pm. The pool on property is not supervised by a lifeguard, therefore we urge you to abide by pool safety rules and to “swim at your own risk.” No diving is allowed, and no glass containers are permitted in the pool area. Children under the age of 16 must be accompanied by an adult at all times. During the hours when our on-site cafe is open, no outside food or beverages are permitted in the pool area.
Food + Beverage:
A new on-site sushi restaurant (Bamboo MTK) with lunch, dinner + drinks with an ocean-view deck, patio and poolside and to-go options will be opening in late May. No outside food + beverages are allowed in the deck, patio or pool areas. Visit Bamboo MTK for additional details!
Beach: Direct beach access is located across the street. Due to the COVID-19 pandemic, the town of East Hampton has limited beach parking, therefore if you're traveling to any local beaches that require permit parking, be aware that there is limited parking and you must have a current permit in order to avoid large parking fines. We highly recommend walking to nearby beaches, calling taxis, or hopping on local transit like The Free Ride this season.
Occupancy: Maximum room occupancy varies based on the room type. An extra person fee of $25 per person per night applies to extra guests. Non-compliance will result in additional charges.
TVs: Our rooms are screen free, so we encourage you to bring your personal devices should you wish to stream entertainment while you’re staying with us. We offer free high-speed WiFi on the property on the BREAKERS network.
Pets: We love them, but we are not permitted to allow animals, birds or reptiles in the rooms, apart from ADA credentialed service animals. An additional pet cleaning fee of $150 will be added to your stay for all service animals in the room. Non-compliance will result in a pet fine of $300.
NO-Smoking: Smoking is absolutely prohibited in all rooms, the guest lounge and the pool area. Non-compliance will result in an additional $250 smoking fine plus any damage charges as applicable.
Quiet Hours: Quiet Hours extend from 11PM - 8AM daily. Please be respectful of other on-property guests and our neighbors at all times 24 hours per day.
Quiet Spaces: Our pool area and guest lounge are quiet spaces where we kindly request that you do not take phone calls in those areas. Feel free to text or email, but please try to take phone calls in your room or on your deck.
Care of Units: While here, if damage or excessive misuse occurs to the room(s) in which you are staying or its contents (inside or out), you will be held responsible for all necessary repairs or replacement of items.
